Step by Step Guide

It is important as a tenant to choose a letting agent you can trust.

We are fully licensed and regulated by the National Property Services Regulatory Authority (NPSRA) and provide a professional service to all clients in line with their code of practice.

At Borgman Earls we offer a personal service to all tenants, & take time with you to gain a full understanding of your needs & requirements.

There are a number of key steps you should follow in order to secure your preferred property.

Step 1: Contact us

Contact us and let us know what you are looking for i.e. location, type of property, budget & must haves!

Step 2: Know your timing

It is important to confirm as early as possible when you would like to move in. Our advice is to work backwards and start your search 4-6 weeks before your preferred move in date.

Step 3: Securing a property

In the current market, well presented properties in good locations are in strong demand! When you see your perfect property you will need to act quickly to secure it. We recommend that you bring copies of your references (see below) to all viewings; and are in a position to move forward once your offer has been accepted. We will also require you to complete and return our ‘Tenant Application Form’, confirming the conditions of your offer.

Step 4: Deposit

In order to secure the property we require payment of the security deposit within 24 hours. Payment can be made by online bank transfer, lodgement directly into our client account or with a debit/credit card.

Step 5: References

Tenants must provide us with up to date references and contact information for all referees. For more information on how Borgman Earls Lettings handle your personal data, please visit:

Any offers made & accepted are subject to provision of, and validation of the following references;

  • Confirmation of employment
  • Financial reference: Confirmation of your annual salary or a copy of your last 3 months bank statements.
  • Previous landlord reference
  • Copy of your passport or driving license
  • PPS number

Step 6: Signing the tenancy agreement

Once your deposit has been paid & your references have been checked; we will then issue the tenancy agreement to you. This document sets out the terms of the tenancy, and highlights the responsibilities of both landlord and tenant.

Step 7: Moving in!

We know that moving into a new property is a very exciting time and we want to help make your move-in day run as smoothly as possible.
We will arrange to meet you at a suitable time at our office at 11 Herbert Street Dublin 2, to complete the move-in process – this should take no longer than 15-30 minutes.

The following is a tick list of what must be in place before the handover of keys;

  • Deposit & first rental payment received in full
  • References for all tenants provided
  • Two copies of tenancy agreement signed by all tenants
  • Standing order form for monthly rent payments completed in full and signed
  • Utilities transferred – we will secure all utility readings and will assist with account transfers on the day
